Established in 1967, Property Management Services is a family run business that offers a wide range of accommodation to suit all needs. Our success has been due to the loyalty of our tenants who appreciate the high standard of both the service we provide and the accommodation we offer.

We aim to provide our clients with a personal, efficient and professional service at all times. All our accommodation is maintained to a high standard and we have our own direct labour force that is at hand to deal with any problems very quickly. We also support our tenants with a 24-hour emergency contact number.

We offer a professional and supportive service throughout your tenancy with us.  Full guidance and assistance is given with all paper work required for renting a property.

All buildings are located centrally within the town of Llandrindod Wells, Powys - which has a population of approximately 6,000.

All the buildings containing flats have been upgraded and those completed incorporate the following:

  • door entry security system, which restricts access to the main building unless permitted by an occupier.
  • internally accessed postal boxes in secure area
  • emergency lighting in communal areas
  • approved comprehensive fire alarm systems
  • approved standard of fire resistant walls, doors and ceilings in all flats

Ranging from bedsits up to 3 bedrooms, with either electric, Economy 7 or full gas central heating. All units come with modern fitted kitchens, cooker and carpets as standard.

Prior to letting all units are checked with the emphasis on ensuring they are in good decorative order and very clean, and all electrical/gas fittings are working and undamaged.All gas appliances are serviced annually by an approved Corgi registered engineer.

Rents are from £55 weekly, with bonds (deposit) from £250, depending on the size of the unit. The minimum tenancy period is six months unless agreed otherwise at the time of letting.  The administration fee is £65.

General Notes

Community tax, water rates, electric and gas are the tenants' responsibility, as is insurance of personal effects.

All flats are in council tax band A.

Maintenance of the building is the Landlords responsibility and all the communal areas are cleaned on a regular basis.





  • Arrangement Fee - £65 - Referencing, arranging the tenancy and agreement, legal documents, checking property 
  • Accompanied Check-In Inventory Fee – NIL - Preparing an Inventory Schedule of Condition of the property, explaining how appliances function and assisting with meter readings for utilities and services.
  • Pet Deposit – Returnable additional Security Deposit of £100 per cat or dog (at Landlords discretion) To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.


  • Amendment Fee – NIL - Contract negociation, amending terms and details


  • Check Out fee – NIL - Attending property to undertake an Updated schedule of Condition based on the original inventory and negotiating repayment of the security deposit.
  • Future Landlord Reference - £5 - Collating information and preparing a reference for a future landlord or letting agent


  • Out of Hours Service - £20 an hour plus any actual costs incurred
  • Unpaid rent / Returned payments - £20 bank charge for returned cheque. Interest at 8% above Bank of England Base Rate from date due on overdue rent. The Agent may levy a charge of £10 for each letter to the tenant concerning breaches of tenancy agreement.
  • Professional cleaning - £12 -£20 an hour which will be deducted from Security Deposit. Where professional cleaning is necessary to return the property to the same condition at the start of the tenancy.
